Bob Mitchell Surveying Ltd provide the official RICS Homebuyer Survey and the RICS Building Survey.
I believe that undertaking a RICS Homebuyer Survey or a RICS Building Surveys involves more than the physical inspection and written report. I will call you on the day of the inspection to discuss the findings.
Reports are completed quickly and sent to you. My service does not stop there, clients are always welcome to call me and discuss the written reports or any concerns that arise during your purchase as a result of our survey advice.
Both the RICS Homebuyer survey and the RICS Building Survey are prepared in easy to read formats with clear headings allowing clients to easily understand the contents.
Our Homebuyer Survey and the Building Survey reports also include the 'traffic light' rating system of each building element to allow easy identification of problem areas, which will be explained in more detail in your report.
Valuation Report - What is it?
Whether you are purchasing a property, need a valuation for legal reasons or are unsure of the value of your home or assets, you may need a Valuation Report. By appointing a qualified and experience Chartered Surveyor who is also a registered residential property Valuer, you are more likely to obtain an accurate and reliable valuation which, depending on the specific purpose, will be most credible when dealing with third parties. Bob Mitchell Surveying can act both for individual clients and on a jointly appointed basis if required.
All valuation reports include a professional value of the property and ensure that this is in line with the current market. The reports also identify any serious defects with the property and establish the re-instatement value for insurance purposes.
We provide a range of specialist valuation services for a number of clients, including Solicitors, Builders, IPA Receivers, Charities and Housing associations.
Spray Foam Insulation Advice
Public knowledge and understanding of the risks associated with spray foam insulation has increased in recent years and mortgage lenders have restricted providing lending against properties with spray foam insulation applied to the underside of roofs.
As a Chartered Building Surveyor, I have become increasingly involved with properties that have had spray foam insulation applied. I provide advice to homeowners concerned with the risks associated with spray foam insulation as well as potential buyers, as well as reports which satisfy mortgage lenders requirements.
I have undertaken the specific spray foam evaluation training provided by the Property Care Association and joined the Association as an independent surveyor specialising in spray foam evaluation.
My 25 years post qualification as a Chartered Building Surveyor, RICS Registered Valuer and subsequent training by the PCA enables me to provide the advice and guidance required to both home buyers and owners concerning spray foam insulation.
